• Personally showing each prospective tenant through the property and then doing the relevant reference, credit and background checks on the preferred applicant.
• We discuss applicants with you for final selection.
• Complete all the relevant tenancy documents and do a comprehensive ingoing inspection report with photos.
• We inspect properties every 3 months and provide you with a written report and photos.
• Manage the vacate process – final inspection, final accounts and bond refunds.
• Arrange repairs and maintenance
• Take all reasonable steps to ensure the tenancy runs smoothly and that all the terms and conditions of the Tenancy Agreement are adhered to;
• act on your behalf as landlord in any dispute regarding the tenancy including Tenancy Tribunal hearings;
• All other actions as set out in the Residential Tenancies Act 1976 and it’s subsequent amendments.
• Send monthly statements to the owner and their accountant if required.
• Provide a comprehensive End of Financial Year Statement.
